Duradek Case History #141
A Roof Deck Transformation


Project: La Caille Property

Date: July 2012

Problem:

This well-known property has a rich history which sadly includes a failed roof deck. The deck was originally covered with EPDM, but since that is not a walkable surface, it was then inadequately coated over with what appeared to be a thick paint.

To complicate matters further, the EPDM was not fully adhered, resulting in ripples and rolls in the deck, and the paint coating was only applied to the non-level EPDM. Even further shoddy workmanship was shown as it was discovered that a power line was laying across the deck (rather than run underneath or along the perimeter) and was simply just covered over with the EPDM which caused the ripples and uneven surface.

Solution:

The new owner of the property did not hesitate to call his Duradek dealer to prepare this deck for a new tile surface with Ultra Tiledek. Because of Tiledek's 10-year waterproofing warranty and Duradek's reputation of reliability, he knew the job would be done right.

The Duradek dealer, Aspen Roofing, cut away the damaged substrate, replaced it with new T&G 3/4" plywood and used a 1/4" notched trowel to apply a bond coat of thinset. Then a 1/2" Durarock CBU was screwed down and finally the Tiledek membrane was fully adhered with D763 latex glue, making the project ready for the tile installers.

Problem:

This coastal residence enjoys a fabulous Pacific Northwest island location, however the natural beauty also brings the relentless cycles of wind and rain that are part of the region.

After some years, the previous type of vinyl used on the deck had become unattractive and required replacing. While the vinyl had protected the deck adequately to save most of the substrate, some of the waterproofing details from its installation did not fully protect the deck, and some rot was found.

The wooden rails were attractive at the beginning, but they do require a lot of maintenance and the wood eventually rots, as it did in this case.

Duradek Solution:

The Duradek installer repaired the areas that had developed rot and prepared the existing substrate for the application of Duradek Ultra Granite Chip vinyl. The vinyl was installed with the detailed attention to water flow and edging details that Duradek professionals are specifically trained in and expertly qualified for.

Next, the Durarail powder-coated aluminum railings were installed, using a fascia mounted system. The glass panels between the aluminum posts allows the homeowners to enjoy the beautiful surroundings while still blocking some of the coastal winds from the deck area.

Problem:

Along the shores of beautiful Lake Lanier, this home was purchased as a guest house to a larger estate. The existing deck surface was in poor disrepair, additionally, the support structure was weak and not up to current construction standards. Since the homeowner often hosts regional business meetings, the home is ideal for conferences and at the same time, provides lodging for his clients.

The owner's goal was to expand the deck to accommodate a deck entry and walkway to the side of the house to be accessed from the driveway level.

Duradek Solution:

The new deck was designed by Duradek of Georgia to maximize the space and to most enjoy the view. An outcropping was added and Duradek Ultra Heritage Sunrise vinyl was chosen as an excellent match to the home's brick color. Since the new deck provided roof-grade waterproofing, a lower level covered deck was also created giving the homeowner two new decks for the price of one!

Below, he now has a dry deck area that can be used for additional seating and entertainment, and the new deck above is now a maintenance free area to enjoy the great view.

From the upper level deck to the lower level deck, the gutter pipe was caulked to ensure that it is always waterproofed underneath. On the lower level, concrete was drilled to drain the water via a hose running further out into the property and away from the decks.

Problem:
This deck was originally treated with a "waterproof" elastomeric paint-on system. While inexpensive and easy to apply, it did not perform as intended and the deck leaks were so bad that the entire deck and surrounding structure needed to be replaced.
Drywall, insulation, siding, framing, plywood, railing...all needed replacing because of water damage. This inexpensive waterproofing method has become a very expensive problem.

Project: Residential Concrete Deck Repair

Problem:
The original surface of this radiant heated deck was a stamped concrete finish that failed, and the homeowner's first attempt at a solution was to paint over it...but that failed too.
Their second attempt at a solution was to fill in the cracks with caulk; and while that may have slowed the inevitability of water invading the structure, it did not resolve the problem and it was certainly not an attractive finish.

Duradek Solution:
The owner of this home wanted to know if Duradek could be installed on his radiant heated concrete roof deck. After a year from the initial inquiry, he had a Duradek installer come out to resolve the issue.
The installer first used a sander to remove all of the ridges and bumps on the surface, then professionally installed Duradek Ultra Marble 'Mocha' to protect this roof deck that is directly over top of living space.

Project: HGTV's 'Builder Boss - The Bunker' Episode, Ontario

Problem:
A unique and high profile project of a subterranean addition featured on HGTV's 'Builder Boss' program required exterior tile application over top of a new living space, and waterproofing was the critical step to protect the new construction.
Not only did the waterproofing need to perform as roofing grade waterproof protection, but it also needed to be able to provide a walkable surface and accept the application of outdoor tile. Plus, it has to perform all of these functions in a climate with extreme temperature fluctuations.

Project: Crosspointe Condominiums, Murray, UT

Date: March 2012

Cutting corners on waterproofing does NOT
save in the long run.
Problem:
This condominium complex had a complex problem! Many units had shown evidence of water damage. The problem was traced back to failed waterproofing on the balconies. The example above shows a deck that was shared between two units, with a fence between them. The closet on the deck holds the furnace and hot water heater for each, and when the water damaged substrate was tore up, the sheetrock for the townhome below was totally visible.

Over time, a little water can do a lot of damage.


Duradek Solution:
After the damaged substrate had been removed and replaced with a new structure with proper water drainage channels, Duradek Ultra Surcoseal Latte was applied to the deck surface. The vinyl membrane completely protects the new deck surface and guarantees that the residence underneath will not have any risk of water damage or mold issues due to a poorly waterproofed deck above.

Case History #134

Project: Private Residence, Fraser Valley, B.C.
Date: May 2012



Problem:
The photo above shows an example of a very common scenario and an unpleasant learning experience.
The joists under the wooden deck boards had deteriorated to the point of instability and shows vividly that all wood rots if not protected from the elements...even treated wood.
Although the deck was less than 15 years old, it required a complete rebuild.

Duradek Solution:
When the deck was rebuilt, it was constructed with adequate slope for water flow drainage and was protected with Duradek Ultra Cork vinyl.
The new deck's Duradek vinyl surface, with proper cleaning, will likely last for at least 15 - 20 years, and the wooden deck structure could be there for 2 to 3  times that long now that it is properly protected.

Job Notes:
In addition to the cost to the homeowner, when a wood deck rots the environment takes a hit when another tree is cut down. Not to mention, all that rotten treated wood that leaches chemicals into the land fill.

Case History #133

Project: Edinburgh Holladay Condominiums, Holladay, UT

Date: March 2012


Problem:
The original deck construction of these condominium units paid very little attention to proper drainage and waterproofing. Over the years, the unit owner covered the decks with outdoor carpet, wood, tile and other materials to cover up damage in hopes of avoiding larger repairs. No deck to wall flashing was installed and the drip edge details prevented proper drainage. The inattention to these simple details has resulted in severe staining on the exterior stucco and compromised the deck's stability due to water infiltration on the deck surface.



Duradek Solution:
For the first stage of the renovation of these decks, the doors and sills were removed and metal pans and water diverters were installed at the threshold as per Duradek installation recommendations. With the future consideration of water flow addressed, the new plywood substrate was installed and Duradek Ultra Cork Espresso vinyl was laid with the peace of mind that it was done properly and will easily perform throughout its guaranteed lifetime.

Case History #132


Project: Private Residence - Uxbridge, ON

Date:  April 2012

Problem:
This split level deck provided a great outdoor perimeter on the second floor of the home, but its plank surface did not protect the patio area below. When the deck started to show signs of age beyond the need for re-sanding, and the structural integrity was questioned, the owner agreed it was time to rebuild.

He didn't want to duplicate the same maintenance heavy deck that required so many hours of annual labor to maintain, and he really wanted a dry ground level patio in addition to his second story deck.

Case History #131

Project: Private Residence - Kaysville, UT

Date: March 2012


Problem:

This residence in Kaysville had the advantage of a decent sized yard, but no deck to enjoy their outdoor space - just a lonely slab of concrete outside of their back door.

The owners wanted to install a deck above for additional outdoor living space while still making use of the slab below. They also wanted to have added dry storage below the deck that didn't take up much of their leisure space.



Duradek Solution:

Planned and built with the advantages of Duradek in mind, the deck was erected with the proper slope for water drainage before laying the vinyl.



The deck exit of a small switch-back stairway to the yard below serves a second valuable purpose as well. Case History #130

Project: Private Residence, Little Britton, ON

Date: Summer 2011

Problem:


The owner of this neglected deck was tired. Tired of the amount of time and effort needed to maintain his deck and tired of looking at its less-than-attractive appearance.

What this resident really wanted was an area of dry storage underneath his deck. The pressure-treated wood deck never could provide that, so with its aged appearance an the daunting task of sanding and staining AGAIN, the homeowner decided it was time to do something about it.

Duradek Solution:


The professional Duradek installer identified that the original deck surface did not have (nor had it previously required) the proper slope for a membrane waterproofing system.

Since Duradek professionals always believe in doing it right the first time, the deck was lowered for proper slope before laying a layered plywood surface and finishing with Duradek Ultra Chip

Project:
Residential Condominium Renovations

Problem:
The owners of a beautiful brick heritage building in a distinguished neighborhood were converting the large structure into condominiums. With a desire to best compliment the original building, the addition of residential decks was a challenge. Aside from the initial construction of the decks, the desire to use tile as a surface posed challenges of its own as the harsh Utah climate and temperature variations can wreak havoc on outdoor tile decks.



Duradek Solution:

Case History #128 - Marina Pavillion

Project: Harbour Point Marina Pavillion - Gainesville, GA
Date: November 2011


Problem:
Catering to the residents of an upper class residential community, the deck of the Marina Pavilion provides a leisure area for guests and sits above the Harbour Master's office and the maintenance and mechanical facility. The original deck surface was constructed of plywood; sealed with an ineffective modified bitumen and covered with stamped concrete. Multiple cracks and crevices left this deck leaking for years.



Solution:
The Gainesville Home Owners Association contacted Duradek's Georgia Representative for a presentation of the benefits of Duradek. The group wisely chose to proceed with installing Duradek Granite Chip vinyl on their walkable rooftop deck. Not only did they get the Duradek guarantee that thier deck vinyl will provide superior waterproofing, but they were also able to select a pattern that closely resembled the prior look of their original stamped concrete surface.

Case History #127 - Layton Living Seniors Residence

Project: Layton Living Seniors Residence
Date: Summer 2011

Problem:
The deck at this seniors residence is a favorite spot for both residents and visitors, and it was a Duradek vinyl membrane that they chose for this heavily used area that must provide good slip resistance and handle the wear of walkers and wheel chairs.
However durable, Duradek is not impervious to damage. When a high-backed claw-detailed cast iron chair fell over, it caused a small rip which needed a repair.


Solution:
The residents notified their cleaning service who called their Duradek installers immediately. The very next day, the Dekmax team was there to use Duradek's unique heat-welding system to easily and quickly repair the small rip. The repaired spot would not be noticeable unless it was pointed out, and the residents can be assured their deck is still protected from the elements and still looks as great as it did before any damage occured.
