Case History #126 - Private Residence

Project: Private Residence - Dawsonville, Georgia
Date: October 2011

Problem:
The home of a senior citizen had a deck that was aged and deteriorating. Beyond the esthetic appearance, the deck had become very shaky and unstable. As this is the only exit from the rear of the house, it became a priority to repair.


Being a senior citizen, it was very important for this homeowner to install a decking system that required little to no maintenance, and provided a safe and secure exit to the back yard.


Duradek Solution:
The homeowner's regular contractor rebuilt the deck and called their local Duradek Installer to finish it with Duradek Vinyl Waterproofing and Durarail Powder Coasted Aluminum Railing.




When the Duradek Installer arrived with samples of vinyl patterns and colors, the homeowner loved the first one she saw  -  Forest Floor Birch. Case History #125 - Private Residence

Project: Private Residence, Bountiful, UT
Date: Spring 2010



Problem:
The deck on this home served as both an elegant entry to the home as well as provide a large storage area. Due to improper waterproofing the substrate had been water damaged to the point of having to be completely replaced. The homeowners wanted a product that would look great but also provide waterproofing to protect the structure and storage underneath.


Duradek Solution:
With the entryway being a focal point of the home, Duradek Classic Sandstone was chosen for its durability and low maintenance. What drew the homeowner to Duradek was the proven history of the Duradek membrane and the simple cleaning steps. Case History #124

Project: Private Residence, Buford, Georgia
Date: September, 2011

Problem:
The owners of a home on Lake Lanier had been remodelling their home over a two year period. With such beautiful views, the deck could be a prime area of the residence but it left much to be desired. As it was not attached to the home properly, it was very shaky and unsound structurally. Additionally, years of weather abuse and a poorly conceived fibreglass panel water routing system under the drip-through deck left the upper deck with rotting wood and left the lower deck below wet and unusable.


Solution:
Duradek professionals know that it is essential to start with a properly prepared substrate, so the original deck was removed and a solid structure put in place. The deck ways then covered in Duradek's Surcoseal Latte vinyl waterproof walkable membrane and the perimeter was finished with Durarail's Beige Glass and Picket Rail system. Duradek was able to provide reliable waterproofing, allowing the installation of a Beadboard tongue and groove ceiling on the lower deck - and an entire second (dry!) patio to be enjoyed by the homeowners.

Job Notes:
While this particular home had an existing patio deck under their second floor patio, Duradek's Walkable Waterproof Vinyl Membrane can enable any raised deck to have dry, usable space underneath.

Case History # 123 - Private Residence, Utah

Project: Private Residence - Fruit Heights, Utah

Date: Fall 2010


Problem:
The large decks on these homes had been covered with indoor/outdoor carpeting.  There was a rubber mat installed underneath but moisture found its way into the wood underneath and the carpet held it there.  The deck began to rot and serious damage was done to the home.  What the homeowner thought would be a small repair turned into a very significant one.


Duradek Solution:
Duradek Heritage Sienna was a great compliment to the homes color scheme.  The OSB substrate was removed and replaced with 3/4 tounge and groove plywood.  This provided an excellent substrate for this wonderful outdoor entertaining area.  There was such extensive damage from the water trapped under the carpet that even some of the posts had to be replaced.  Once the Duradek was installed the homeowners were able to enjoy their incredible view of the valley.


Job Notes:
The damage to this deck was so extensive that there was some concern about even being able to stand on it without falling through.  Now it can take the weight of dozens of people enjoying the view!

Case History #122 - Private Residence, Bay Area, California


Project: Private Residence

Date: October 2005

Problem:
This Bay Area home was suffering from water damage due to an improperly installed tile deck. Multiple contractors attempted to solve the problem with low-cost patching, however the leaking persisted.


An inadequate deck slope guaranteed that the problems would continue regardless of how often the deck was patched.
The customer was out-of-pocket for each failed attempt to solve the problem and very frustrated that efforts to stop the water damage were fruitless.

Duradek Solution:
The Duradek professionals were called in and installed Tiledek, Duradek’s waterproof membrane specifically designed as an under-tile exterior waterproof membrane that provides a superior surface for outdoor tiles to adhere to. With the curving shape of the deck and the details that required  expert knowledge and experience, Duradek’s trained applicators were able to professionally waterproof the deck. The customers were now able to enjoy their tile deck without the cost and worry of having to pull it up for repairs.

The Duradek experts discovered that the original material used under the tile was inadequate for proper waterproofing. Waterproofing is a specialty and it is very important to make sure you have both the right product and the right professionals for the job.

Case History #121 - Private Residence in Utah

Project: Private Residence, Centerville Bench, UT

Date: Fall 2009


Problem:
This home had a tiled deck over a living space.  It was improperly waterproofed and started leaking water into the dining area below causeing water damage to the interior of the home.  The homeowners really liked the look of a tiled deck, but needed a product that would allow for proper waterproofing.

Duradek Solution:
After learning a costly lesson, the homeowners decided that proper waterproofing far outweighed the importance of the finished look.  By using Duradek Ultra Tiledek they were able to have both.  Tiledek was used to properly waterproof the area and then tile was installed.  The proven Duradek process and 10 year warranty gave the homeowners some much needed peace of mind.


Job Notes:
Less then a year later the homeowners called MBL Construction back to finish another deck on the home.

Case History #120 - A Vancouver Home

Project: Private Residence, Vancouver, BC


Date: June 2009

Problem:
This sundeck was originally waterproofed with Duradek Supreme Granite. Approximately 6 years ago slate was applied over the Duradek membrane. The contractor installed CPU directly over the Duradek, drilling right through the membrane itself. Over time mortar and tile sealants were applied to maintain water tightness. At first this seemed like a successful tile application, however it didn’t take long for the homeowners to realize something wasn't right. While on the surface this deck looked great, underneath there were hidden issues. Efflorescence, a deposit similar to sea salt, had started to show through the tiles and down the sides of the fascia-board.


Duradek Solution:Insufficient and improper mortar allowed water to soak in and sit in areas where there was no mortar coverage. Exterior tile practices call for 95% coverage as well as a mortar with a low permeability. Another issue was the improper tile used on the deck. An interior tile will not last long when facing exterior elements day after day. The final and most damaging issue is the waterproofing. While CBU is recommended to stabilize the tile, it should always be installed underneath the membrane, ensuring a watertight, strong structure. By using Duradek Ultra Tiledek, the homeowner was given peace of mind and a great looking deck, inside and out.

Job Notes: Even though the original Duradek membrane had been pierced and covered with thinset it still did its job of protecting the structure from short term water damage. This being said, proper waterproofing practices are always recommended.

Case History # 119 - Ogden Residence

Project:  Private Residence, Ogden, UT



Date:  July 2010

Problem:
This was a small, 150 square foot deck with walls on all sides.  The only available opening lead to stairs to the back yard.  No drainage was added when the deck was originally installed and it didn't take long for the deck coating to fail.  Everything down to the joists needed to be replaced.

Duradek Solution:
Frustrated by this expensive failure, the homeowner set out to find a product with good details that would ensure his deck would not leak again.  Upon hearing about Duradek Ultra Tiledek's 10 year warranty, the decision was made to install Tiledek.  The deck was repaired and a floor drain was added.  Tiledek was installed and ready for tile.

Case History #118 - Vancouver Residence

Project: Private Residence, Vancouver, BC

Date: April 2010



Problem: 
This deck was originally done by an 'old-time' tile installer who used traditional interior installation methods.  The area needing to be covered was also much larger then he was used to.  To deal with the exterior waterproofing, the installer used Ditra Mat as his waterproofing membrane.  He sealed these together using Kerdi Cloth and thinset.  It didn't take long for this waterproofing process to fail and for the homeowner to contact Duradek...

Duradek Solution:
Duradek Ultra Tiledek was the perfect solution for this failed job.  The entire substrate had to be pulled up as all details were done as though it was an indoor job.  Duradek's proven details and installation technique gave the homeowner peace of mind and confidence that his deck would not leak again.  This high-end home now had an outdoor space worthy of entertaining its many visitors.

Case History #117 - Chillon Reception Center

Project: Chillon Reception Center, Spanish Fork, Utah

Date: April 2011

Problem:
The Chillon Reception Center is a popular location for weddings and large events. They wanted to build a deck that would also act as a roof to the building entrance. The roof deck would be a high traffic area, and one of the first impressions people would have of the building.  Having an easy-to-clean surface was imperative with the number of guests in formal attire.  Duradek can be easily cleaned and ready for guests in no time.


Duradek Solution:
Duradek’s Ultra Cork Natural was used to provide low maintenance waterproofing for this newly built deck. The color complimented the existing brick nicely, which was important since this area was often used by newly weds and their wedding party for photographs. This was a key factor in the owners decision when choosing Duradek Ultra Cork.  The metal flashing along the brick and columns ensures the transitions are water tight and adds a nice touch of class .


Job Notes:
The shape of this roof deck was quite unusual, however Duradek can easily mould to unique shapes and the professional installers at Warburton’s did an exceptional job.

Case History # 116 - The Pier Homes at Harborview

Project:  The Pier Homes at Harborview, Baltimore, MD

Date:  July 2005 - May 2007


Problem:
One of the challenges of this project was the fact that the rooftops for which a waterproof membrane was required, were situated over the Inner Harbor of Baltimore.  A durable membrane was needed for these decks, as they would face harsh weather conditions such as high winds, rain, and snow.   Not only that, but the workers were required to wear full body harnesses for fall protection as well as life jackets in case they took a fall into the water.  Finishing the edges which hung over the water looked to be an issue as well.


Duradek Solution:

Duradek was chosen by the architect, Paul Marks of Marks Thomas Architects, because of its overwhelming success on similar projects around Baltimore.  Not only was it approved for over living space, it would stand up to the weather conditions in the Inner Harbor.  Since the applicators had to wear so much safety gear, the one day installation technique of Duradek proved quite useful.  The edges were completed using a boom-lift which was on a floating barge that was constantly moving on the water. 


Job Notes: 
While no applicators were harmed while completing this project, a step ladder and some hand tools did find their way to bottom of Baltimore's Inner Harbor.

Case History # 115 - The Falls at Riverwood

Project:  The Falls at Riverwood, Logan, UT
Date: December 2010 - May 2011  
Problem:
The decks on this project were ready for waterproofing as the snow began to fly.  Due to its high elevation, the town of Logan generally gets more snowfall than the surrounding area.  With a never ending build-up of snow and ice, a product was needed that could not only be installed in freezing conditions, but would also protect the structure instantly.
Another concern of the builders was the bump from the overlapped weld.  They wanted to find a way to hide it.
Duradek Solution:
The Duradek Ultra fully adhered system is capable of being installed year round in just about any weather, including the harsh winter climates found in the Wasatch mountains. Unlike many other products that need several hours or days to cure before the next layer is applied, Duradek is installed in one step and used immediately. 
The Duradek applicator was also able to hide the seam by using a router and cutting out a recessed path for the seam to sit, leaving a smooth surface across the deck.
Job Notes:
In January while checking the progress of the completed decks, the weather was below freezing.  The current temperature was -6 degrees Fahrenheit.

Case History # 114 - Harbour Side Residence Vancouver, BC

Project - Harbour Side Residence, Vancouver, BC

Date - July 2009


Problem:

This job came to us through Shell Busey, the creator of the HouseSmart Home Services Referral Network and home improvement expert. The customer and he worked together in broadcasting and he found out she was going to tile her outdoor decks. Tens of thousands of dollars had been spent having the deck rebuilt and waterproofed in preparation for a tile surface. However there was minimal slope, poor drain details and inadequate perimeter detailing. The waterproofing was a granular surfaces torch-applied roof system, similar to shingles (no approvals, no warranty if tile is applied over top). This job, as originally planned, was a guaranteed failure!



The deck was re-sloped and HardiBacker was used as the final surface for the Tiledek to be applied to. The detailing on the perimeters was all done with appropriate roofing details and the appropriate tile was purchased to handle the Vancouver climate. A tile professional, who had much experience with outdoor tile, was hired to do the job. He used top quality Mapei thinsets and grouts. Duradek Ultra Tiledek was the perfect solution to waterproof the structure and provide a method of holding the tile firmly to the substrate.


Job Notes:

The homeowner had originally bought a large amount of tile that was not suitable for exterior use. New tile had to be purchased, adding to the final cost of the deck.
